Job Description
We are currently seeking a bilingual (English/Spanish) Assistant Property Manager (APM) to support our team in ensuring smooth day-to-day operations, resident satisfaction, and compliance with all city regulations. The ideal candidate will be a proactive, detail-oriented professional with 1-3 years of NYC property management experience and fluency in both English and Spanish. You will play a key role in tenant relations, maintenance coordination, compliance, leasing support, and site management. This is a fast-paced, collaborative role requiring strong organizational and communication skills.
Key Responsibilities:
" Serve as a primary point of contact for residents, addressing concerns and maintenance requests with urgency and professionalism.
" Coordinate with supers, vendors, and internal teams to ensure timely resolution of issues.
" Prepare and distribute resident communications and email blasts.
" Maintain strong customer service standards and ensure continuous follow-up.
" Conduct regular site visits to monitor building conditions, curb appeal, and outstanding issues.
" Prepare and review maintenance contracts.
" Liaise with supers and vendors to resolve maintenance issues promptly.
" Manage and clear violations from HPD, DOB, DSNY, FDNY, and other agencies.
" Utilize NYC compliance portals (HPD Online, DOB NOW, eFiling) to correct and certify violations.
" Monitor and ensure compliance with Local Laws 11, 88, 97, and 152.
" Stay up to date with city regulations including MDL and Housing Maintenance Code.
Qualifications:
" Bachelor's degree in Business, Real Estate, or related field (preferred).
" 1-3 years of property management experience, preferably in NYC residential/mixed-use buildings.
" Bilingual - Spanish/English is required.
" Strong knowledge of NYC housing laws and codes, including MDL, HPD, DOB, DHCR, FDNY, and DSNY regulations.
" Familiarity with Local Laws 11, 88, 97, 152, and lead paint regulations.
" Experience using HPD Online, DOB NOW, and eFiling systems.
" Proficiency in Microsoft Office Suite (Excel, Word, Outlook).
" Experience with Yardi, RealPage, or similar property management software.
" Ability to communicate effectively with residents, vendors, and city agencies in both languages.
" Strong multitasking, problem-solving, and follow-through abilities.
